With each file opened, Family Title & Escrow, Inc. will perform a title search on the previous and prior owner on a refinance mortgage and a fifty year or full search for a purchase, unless a start date is found from our Title Insurance Company. The search includes up to date land records from the requisite City/Town Hall, picking up all recorded information that affects the property or its ability to be used as collateral.
Family Title & Escrow, Inc. will furnish you with a complete Preliminary Title Report and Commitment which consists of all necessary property information including legal description, confirmation of ownership, details of restrictions and easements, and copies of all open mortgages, liens, judgments, warranty and quit claim deeds. In addition, a current status of property taxes will be furnished.

Once the preliminary title report is delivered, Family Title & Escrow, Inc. has a dedicated Clearance Team who will address and clear any and all outstanding title issues that will affect your customer’s desired lien position.

As a registered Agent for Chicago Title Insurance Corporation, Chicago Title Insurance Company, Family Title & Escrow, Inc. can generate both Insured Closing Protections Letters -CPL, and Title Commitments, in house.
Once the closing date is set, Family Title & Escrow, Inc. will handle all document preparation including the CD and Alta Statements, with the details of all closing costs, fees and loans. The CD is forwarded to both our Lender and Broker, for approval prior to closing.
We will manage all Lender generated documents in an effort create a complete closing package with any additional broker/ closing agents specific documents and documents needed to secure consumers desired lien position.
We will prepare any additional documentation requested by the client needed for the closing, see below.
COMMUNICATION IS KEY!….We inform the borrower what will be needed at time of signing – from proper identification to cash to close.
Once your consumer loan is approved, simply contact your Family Title & Escrow, Inc. representative and we will handle all the details. From assigning the state specific Closing Agent to contact the customer with a convenient closing date and time, Family Title & Escrow, Inc. will handle all of your closing needs.
Upon execution of mortgage documents, Family Title & Escrow, Inc. will expeditiously handle all transfer of paperwork.

At recission period close, Family Title & Escrow, Inc. will issue checks and/ or execute wire transfers in accordance with the final, approved Closing Disclosure.
We understand the need for and guarantee expeditious disbursements!
Family Title & Escrow, Inc. will forward all documents and fees to the appropriate Registry of Deeds or City/Town Hall for recordation.
